Buying at auction can be an exciting process – it’s a great way to buy property competitively and grab yourself a bargain – but be warned: as soon as the auction hammer falls, that’s it: you are locked in to buying the property. You will have to pay a deposit immediately with the full balance due within about 28 days.
Before raising your hand and waiting for that hammer to fall, you need to be well prepared and should exercise the same care as with any other property purchase including, for example, arranging a viewing, arranging finance if needed, and, arranging a survey to make you aware of any potential issues before you buy, such as damp, dry rot and structural problems.

Because you are committed to buy once that hammer falls, it is important that you have expert legal advice from the outset so that you know exactly what you are committing to and so that, when you bid, you are fully prepared and can bid with confidence.
Shortly before the auction takes place, legal packs containing all the relevant information for each property (including ownership, covenants and restrictions on use of the land) will be made available for interested buyers to review. The timescale for reviewing the pack may be quite short, so we recommend that you instruct us even before the pack is issued so that we are on stand-by to review the pack without delay and flag up any potential problems as soon as possible. Remember: time is of the essence.
We can advise on any searches that may be needed so that you are aware of any issues in the surrounding area that may affect the value of the property. These could include, for example, plans for roads or buildings nearby, public rights of way and common land, and environmental searches, including flood risk.
